Why Spas and Wet Areas Cause the Most Problems in Ontario Long-Term Care Homes

Spas, tub rooms, and resident washrooms are some of the most expensive and problem-prone areas in long-term care buildings across Ontario. They’re used every day, exposed to constant moisture, and often built on infrastructure that’s decades old.

Why Wet Areas Fail More Than Other Spaces

Wet areas deal with conditions that most parts of a building don’t:

  • Continuous water exposure
  • Steam and chemicals
  • Heavy resident and staff traffic
  • Older plumbing and drainage systems

When one component fails, water doesn’t stop at the surface. It gets under flooring, behind drywall, and into adjacent rooms. That’s when costs start to climb.

The Problem with Repeated Patch Repairs

Most LTC homes try to keep spas running with:

  • Flooring patches
  • Tile or LVT spot repairs
  • Temporary plumbing fixes

Those repairs are sometimes necessary, but when the same area keeps failing, it usually means there’s a bigger issue underneath — poor drainage, failed waterproofing, or aging plumbing.

We regularly see Ontario homes spend more over time on repeated patches than they would on a properly scoped repair or renovation.

Flooring and Drainage Are Where Things Go Wrong

The biggest issues we see come down to:

  • Floor slope that doesn’t actually move water to drains
  • Materials that can’t handle constant moisture and cleaning
  • Poor transitions between floors, walls, and drains

When these details are missed, even new flooring won’t last.
